This is the last Will and Testament of me Richard Rippon of Mosbrough in the parish of Eckington in the County of Derby Yeoman Whereas there is now due from one to the estate of my late wife’s Brother Mark Hutton deceased the sum of One hundred and twenty five pounds and being anxious to secure the same in case it should remain due from me at my decease Now I direct that in case the said sum of One hundred and twenty five pounds shall not have been paid or otherwise secured by me at the time of my decease all my copyhold property situate at West Mosborough in the parish aforesaid shall be charged and I hereby charge the same with the payment of the said sum of One hundred and twenty five pounds without interest thereon from my decease at the rate of Five pounds per centum per annum until paid I hereby charge my said copy hold property at West Mosbrough aforesaid with the further sum of One hundred pounds sterling which said sum of One hundred pounds I bequeath to my brother Reuben Rippon absolutely And subject and chargeable as aforesaid with the payment (if requisite) of the said sum of One hundred and twenty five pounds and interest and the said sum of One hundred pounds I devise my said Copyhold property at West Mosbrough aforesaid unto and to the absolute use of James Lomax Cockayne of Owlerton near Sheffield in the County of York Brewer I devise my dwelling house and premises with the field adjoining now in the occupation of Charles Tradewell situate on Mosbrough Green in the said parish of Eckington and all the residue of my real estate (if any) unto and to the absolute use of my brother Reuben Rippon I bequeath all my interest of and in one share in the London and a Westminster Banking Company standing in my name unto my wife’s niece Jane the wife of the said James Lomax Cockayne absolutely And as to the residue of the real and personal Estate to which I shall be entitled at my decease I devise and bequeath the same unto the said James Lomax Cockayne absolutely but as to estates vested in me upon trust or by way of mortgage subject to the equities affecting the same respectively I appoint the said James Lomax Cockayne sole Executor of this my Will Lastly I revoke all former Wills In witness whereof I have hereunder set my hand this ninth day of March in the year of our Lord One thousand eight hundred and seventy
