In the Name of God Amen The twentieth Day of March in the Year of our Lord 1729 I John Unwin of Mosbrough in the parish of Eckington and County of Derby Gardener being in good health and of perfect mind and Memory thanks be given unto God therefore calling unto mind the Mortality of my Body and considering that it is appointed for all men once to die do make and ordain this my last Will and Testament That is to say principally and first of all my Body I recommend it to the Earth to be buried in a Christian-like and Decent manner at the Discretion of my Executor hereafter named nothing doubting but at the General Resurrection I shall receive the same again by the mighty power of God and as touching such worldly Estate wherewith it hath pleased God to bless me in this Life, I Give, devise and dispose of the same in the following manner and form Imprimis I Give and Bequeath after my Decease to my eldest son William Unwin a house and a Barn fold with all the Outhousing thereunto belonging Garden and a Croft adjoining to it containing by estimation One Acre and a half more or less An Acre of Land in the Street field and One Acre of Land in the Leefield and One Acre in the Singils and a Close called or Commonly known by the name of the Shoulder of Mutton containing by Estimation half an Acre be the same more or less and also half an Acre of Land adjoining to the Wear Meadow be the same more or less and a Rood in the Wear Meadow be the same more or less And also a House and a Barn and One Acre of land adjoining to it be the same more or less with all the Premises and Appurtenance unto belonging which said House and Barn and the Acre of Land adjoining it Adjoins to the Singils and also a Rood in the Singils all which aforesaid I Give unto my Eldest Son William Unwin and his Heirs for ever Item I Give and Bequeath after my Decease unto my beloved wife Zilpah Unwin the Close called the Over Boarding Close and the Nether Boarding Close containing by Estimation three Acres, be the same more or less during the term of her Natural Life and after the decease of my beloved Zilpah Unwin aforesaid I Give and Bequeath the Over Boarding Close and the Nether Boarding Close aforesaid unto my son John Unwin and to his Heirs And also I Give and Bequeath unto my beloved wife Zilpah Unwin the sum of five shillings of good and lawful money of England And also I Give and Bequeath unto my Son John Unwin aforesaid the Sum of five Shillings of good and lawfull money of England Item I Give and Bequeath unto my Eldest Daugher Alice Unwin the sum of Thirty pounds of good and lawful Money of England Item I Give and Bequeath unto my Daughter Mary Unwin the Sum of Five and Twenty Pounds of good and lawfull Money of England Item I Give and Bequeath unto my Daughter Emmah Unwin the Sum of five and twenty pounds of good and lawful Money of England And further my will and mind is that if my Eldest Son William Unwin aforesaid happen to die before he enter to the afores’d Land and houses which is by this Will given to him or die without heirs then my will and mind is that the aforesaid Lands and Houses shall be to and for the proper use and behoof of my Son John Unwin and his heirs And all my personal Estate whatsoever I give and bequeath unto my Eldest Son William Unwin aforesaid and my will and mind is that my Eldest Son William Unwin aforesaid shall pay all the above named Legacies to the aforesaid persons And I likewise Constitute make and Ordain my Eldest Son William Unwin Sole and only Executor of this my last will and Testament In Witness whereof I have hereunto set my hand and Seal the day and year above written.
